PARK RULES & REGULATIONS
1. Lessee must keep site clean at
all times.
2. Lessee shall be responsible for
the use of site and activity resulting in loud or offensive conduct
shall not be permitted. Quiet hours are to be observed 11pm to
8am.
3. Sites are restricted to 1 RV,
2 Vehicles and 1 Boat & Trailer
4. Pets must be kept on chain or
leash at all times. Please walk dogs outside of site area. No
more than 2 pets per site. Keep pets off of your neighbor's lawns
please.
5. 5 mph speed limit in park at all
times. No recreational riding on motorcycles, scooters, ATV's,
etc.
6. All trash is to be deposited in
main dumpster. No fish remains in trash or on premises.
7. Running water is shut off from
Mid-November to Mid-March, depending on weather. Portable water
is available at well house.
8. No open fires or fireworks of
any kind.
9. No camping or sleeping in vehicles
not designed for such use. Tents are not allowed without prior
reservation with managers.
10. Lot is leased for personal use,
NOT to be used as any type of rental property.
11. Fishing in ponds is permitted
on a catch and release basis only. Fishing shall be at Lessees's
risk and Lessee is responsible for all members of his or her
group or any guest who may be using the ponds or any other facility
on the premises.
12. NO children are allowed near
ponds without adult supervision. Absolutely no swimming in ponds.
Management assumes NO Responsibility for injury or accidents.
13. Re-new yearly leases by paying
a full 30 days prior to expiration of current lease. Yearly fees
are non-refundable. No transfer on lease.
14. Management assumes no responsibility
for injuries. Lessee is responsible for all of his/her insurance.
15. The management has the right
to notify Lessee of any breach of these rules and regulations,
and if the breach is not corrected immediately the management
has the right to terminate this agreement, and the Lessee shall
vacate the premises immediately.
16. Electric meters will be read
on the 25th of each month and need to be paid by the 10th of
the following month, to management.
17. Every month, rather Lessee is
on site or not, there will be a minimum charge of $8.49 for 1-20
kilowatt hours, this is per Southwest Electric new billing regulations.
If 0 hours used, then no bill for the month.
18. A late fee of 10% is added if
not paid to Reed's in full by the 10th of each month, per SW
Electric rules.
19. RV Park does not assume any responsibility
for accidents, injuries, damaged property or stolen property.
RV Park does not provide insurance of any kind for property of
Lessee or guests. Lessee must provide own insurances if desired.
20. Lessee agrees not to store anything
that may be considered hazardous, flammable or toxic that might
endanger the life or property of other tenants or the RV Park
property.
21. Lessee is responsible for keeping
underside of RV clean from leaves and unnecessary items or debris.
Mowing is done weekly by management.
22. No construction of buildings,
covers, sheds or additions to concrete, lawn or covers, without
management approval, or management has the right to require Lessee
to immediately remove the items at the cost of the Lessee.
23. Lessee is responsible for covering
and locking properties and turning off water for the winter months.
RV Park is not responsible for damages caused from improperly
winterizing RV or from water damages.
24. Lessee is responsible for insurance
coverage for weather, theft, fire, water damage, and all other
accidents, injuries, animal related damage or stolen property.
